Design Development and Review
Based on the design criteria we establish together, our team will develop a comprehensive home design tailored to your needs and preferences. We will then send the design to you for a thorough review, allowing you to provide feedback and request any adjustments to ensure the final plan fully aligns with your vision.
To help you better visualize the space, we will provide interactive 3D walkthroughs at multiple stages throughout this process. These walkthroughs allow you to experience the layout and flow of your future home in detail, making it easier to identify any changes or improvements before moving forward.
Construction Documents.
Once the design has been reviewed and fully approved to reflect your vision, we begin the critical next step: preparing the construction documents. These comprehensive and detailed plans are essential for guiding your builder through every phase of construction, ensuring accuracy, quality, and adherence to design intent. Below is an overview of the key components included in the construction documents package:
Roof Plan(s): Detailed layouts illustrating the shape, slope, and materials of the roof. This plan specifies how the roof will be constructed, including framing details, drainage, and any special features such as skylights or chimneys.
Elevations: These are scaled drawings of each exterior side of the house. They showcase the architectural style, window and door placements, exterior finishes, and height dimensions, providing a clear picture of the home’s final appearance.
Cross Section(s): Vertical “cut-through” views of the building that expose the internal structure, such as floor levels, ceiling heights, insulation, and foundation details. These sections help builders understand how different parts of the house connect and interact.
Stair Section(s) and Details: Precise drawings focusing on the design and construction of staircases. They include measurements, materials, and safety requirements to ensure the stairs are both functional and compliant with building codes.
Detail Sheet(s): Enlarged drawings that focus on specific architectural or structural features. These could include custom cabinetry, built-ins, fireplace surrounds, or other unique elements requiring extra attention.
Portal Frame Detail: Structural details related to portal frames, which are used to support wide openings or special load-bearing walls, ensuring the building’s stability and integrity.
Wall Bracing Plan and Details: These plans specify how walls will be reinforced and braced to withstand forces such as wind or seismic activity, safeguarding the structure’s safety and durability.
Cover Page: Serves as the introductory page for the construction document set, including project information, sheet index, and important notes.
Note Pages: General notes and instructions for contractors covering materials, workmanship standards, and other guidelines necessary for successful construction.
Foundation Plan: Comprehensive plan outlining the size, type, and placement of footings, slabs, and foundation walls. This ensures that the building rests on a strong, stable base.
Basement Floor Plan: If applicable, this shows the layout of the basement area including walls, doors, windows, and mechanical spaces, designed to integrate seamlessly with the overall home design.
Floor Plan(s): Detailed, scaled drawings for each floor that indicate room layouts, door and window placements, and the overall flow of the space.
Floor Framing Plan(s): Plans showing the arrangement of beams, joists, and supports that hold up the floors, critical for ensuring the strength and safety of the building.
Electrical Plan(s): Layouts detailing the location of electrical outlets, switches, lighting fixtures, and wiring pathways. This plan is essential for the electrical contractor to install systems efficiently and safely.
Door, Window, and Electrical Schedules: Organized lists that specify sizes, types, quantities, and manufacturer details for all doors, windows, and electrical components included in the project. These schedules help streamline ordering and installation.
